By booking our home, you agree to the rules below. 1. Pets: We allow one well-behaved dog (no puppies!) with pre-approval. The pet fee is $125, non-refundable, for deep cleaning. No pets on beds or sofas, and please clean up after your furry friend. 2. Responsibility: You’re responsible for any damages or costs incurred during your stay. 3. No Parties or Events: State law prohibits parties. Violating this will result in forfeiting your $800 deposit, and you’ll be asked to leave—no warnings. 4. Noise: Quiet hours are 10 pm to 8 am. No music outside or inside past 10 pm. 5. Respect the Neighbors: The house is on a quiet street—please be mindful. 6. Parking: Don’t block the sidewalk. Park fully in the driveway, on the street, or in the garage. 7. No Smoking: No smoking inside. Violators will be charged at least $450 to cover odor removal and cleaning. 8. Extra Guests: No unapproved guests. Each extra guest is $150, and it may result in cancellation without a refund. 9. Late Checkout: Fines start at $75 for 30 minutes late. After 1 hour, a full-day rate is charged. 10. Local Guests: Locals must contact the host before booking (no instant bookings). 11. Thermostat: The Nest thermostat is locked at 68°F. Extra fees may apply for adjustments. 12. Pool Heating: The pool heater maxes out at 85°F. Extra fees apply. Noise Monitoring: We use MINUT Noise Monitors to ensure a peaceful stay. One noise warning will be issued. After that, fines and removal from the property with no refund may occur. SUPERHOG: We use SUPERHOG for guest screening and damage protection. Complete your ID verification and damage waiver or deposit prior to check-in. Maintenance: While we do our best to keep everything running smoothly, things like pool equipment, appliances, or games may occasionally malfunction. We’ll address any issues promptly, but we can’t offer refunds for such inconveniences. Pool Safety: 1. No lifeguards—watch your kids at all times. 2. Never leave children unattended near the pool or hot tub. 3. Make sure an adult is always supervising. 4. In case of emergency, shout for help, call 911, and start CPR if trained. Remember: These are just the basics for being a good neighbor. We promise we’re not trying to be the bad cop, but local regulations make us! 😊

We had a great stay here. The location was perfect for our needs, quiet neighborhood and easily walkable to Kierland Commons for shopping and restaurants. The backyard is beautiful and we enjoyed the jacuzzi and yard games. John is very responsive and quickly addressed any small issues that came up.

We had a great time here! Pool was wonderful and warm -thanks John for heating it at the last minute!!!! Kitchen was nice and spacious. Great place! Would stay again in a heartbeat!
